Reports To: Chief Operating Officer 

The Construction Project Manager will plan construction projects, oversee financial budgets, coordinate contractors and manage the construction process and also be in charge of organizing schedules, tracking inventory, and ordering and managing materials.


The Construction Project Manager will support, both publicly and privately, the mission of the Detroit Zoological Society and will maintain a professional manner when dealing with all constituencies and always preserve a high level of confidentiality.

Authority and Accountability  

The Construction Project Manager has the authority to carry out the job requirements and responsibilities and is accountable to the Chief Operating Officer.

Principle Duties  

  • Deals with any delays that may happen in the construction site, emergencies or the bad weather that may occur.
  • Daily logs, managing sub-contractors and vendors
  • Scheduling understanding construction critical path
  • Reading and understanding construction documents 
  • Provide and update reports when and if needed for management and client.
  • Evaluates specifications to plan procedures, starting and completion times, and staffing requirements for each phase of construction
  • Manages the execution of purchase order agreements and subcontracts with respect to insurance certificates, bonds, and the appropriate lien wavers.
  • Reviews estimates with attention to: Adherence to cost control system, Equipment requirements and utilization, Constructability, materials and workforce efficiency
  • Estimate and generate all change orders as required.
  • Oversee punch lists and prompt completion of all project-closing requirements.
  • Ensure compliance with the safety program and all other safety requirements.
  • Oversee and direct construction projects from conception to completion
  • Review the project in-depth to schedule deliverables and estimate costs
  • Oversee all onsite and offsite constructions to monitor compliance with building and safety regulations
  • Coordinate and direct construction workers and subcontractors
  • Select tools, materials and equipment and track inventory
  • Meet contractual conditions of performance
  • Review the work progress on daily basis
  • Prepare internal and external reports pertaining to job status
  • Plan ahead to prevent problems and resolve any emerging ones
  • Negotiate terms of agreements, draft contracts and obtain permits and licences
  • Analyze, manage and mitigate risks
  • Ensure quality construction standards and the use of proper construction techniques
  • Compile and plan budget, cost estimates, and other financial estimates
  • Coordinate, plan, and manage schedules for contractors and subcontractors
  • Develop construction project with architect, engineers, and trade workers
  • Order and manage materials and equipment
  • Provide internal reporting and projections for inventory
  • Oversee and supervise construction project progress and provide reports on timeline, progress, and adjustments
  • Ensure all legal requirements, building and safety codes, safety inspections, city guidelines, and local and state regulations are met
  • Perform the tasks of a cost estimator
  • Ensure that projects are completed on time and within budget

Physical Requirements 

This position may require the individual to sit for long periods of time, attend long meetings and perform physical effort on a daily basis such as walking, bending, stooping and standing for an extended period of time.  The Construction Project Manager must also be able to use the telephone and computer, must be able to lift and move up to 25 pounds and participate in on and off property events and meetings and must be able to communicate effectively. The individual must have the ability to perform the essential functions of the job satisfactorily.   • Bachelor's degree in construction management, construction science, civil engineering, architecture, or related field from an accredited university
  • 3-5 years' experience as a construction manager or in a similar position in construction management
  • Strong understanding of all aspects construction, including building code requirements, basic understanding of all constructions trades, means and methods; the ability to read blueprints, do quantity take offs and cost estimating, and do critical path scheduling
  • Able to manage team of employees and multiple projects simultaneously
  • Experienced at compiling and following strict budgets
  • Excellent verbal and written communication skills
  • Accurate and precise attention to detail
  • Goal-oriented and organized leadership
  • Able to analyze problems and strategize for better solutions
  • In-depth understanding of the construction industry
  • Self-motivated and self-directed

  • Proven working experience in construction management
  • Advanced knowledge of construction management processes, means and methods
  • Expert knowledge of building products, construction details and relevant rules, regulations and quality standards
  • Understanding of all facets of the construction process
  • Competent in conflict and crisis management
  • Excellent leadership skills that can be proven through past experience
  • Excellent time and project management skills
  • Ability to read blueprints, structural drawings and plan sets
  • Excellent problem solving and decision making skills
  • Computer Skills: Proficient with Microsoft Office; Microsoft Project and experience with Project Management software preferred
